Title: “Analysing Real Estate Price Dynamics using Novel Spatio-Temporal Methods”
Abstract:
This talk focuses on scalable Bayesian spatio-temporal modeling for large real estate datasets. Motivated by computational challenges in traditional spatial models, a divide-and-conquer approach is developed to enable efficient and accurate inference by partitioning spatial units and combining local estimates. This methodology is demonstrated using house price data from Greater London, highlighting its ability to handle missing data and large-scale analysis without much sacrificing performance. In addition, the talk will briefly cover other case studies, including the analysis of house price dynamics in Bangalore using spatio-temporal models, and the development of India’s first scientific Commercial Property Rental Index (CPRI), offering a broader perspective on real estate analytics through spatial modeling frameworks.
Brief Bio:
Dr. Kapil Gupta is currently a Research Fellow in the Department of Statistics and Data Science at the National University of Singapore, where he is working on enhancing the scalability of Bayesian Gaussian Process models. His research focuses on Bayesian spatial and spatio-temporal modeling, with applications across a range of real-world problems. He holds a PhD in Decision Sciences area from the Indian Institute of Management Bangalore, where his dissertation focused on analyzing house price dynamics using spatio-temporal models. During his PhD, he contributed to the launch of India’s first scientific Commercial Property Rental Index (CPRI) as part of his work with the Real Estate Research Initiative (IIMB-RERI). Prior to his doctoral studies, Dr. Gupta worked as a Senior Data Analyst at Indxx, LLC. He holds a Master’s degree in Mathematics from IIT Delhi and a Bachelor’s degree in Computer Engineering from IIITDM Chennai.
